Before And After House Renovation

1. How I found the deal. This was a hoarder house that I found through a direct mail campaign. I bought it from another investor who had it under contract much lower and sold it to me in as is condition. Every real estate investor or real estate agent should have some type of direct mail campaign regularly going out because its a great way to find off market deals, this home never hit the MLS.

2. How I financed the deal. I financed this deal using a hard money loan. When flipping houses, make sure you shop around different hard money lenders because I saved over 20K by finding a lender with a lower interest rate.

3. How I renovated the deal. For this home renovation, I was the general contractor for some of the work including the roof, windows, landscaping, and then I hired a GC for the majority of the work. This project took over 6 months because we kept getting delayed with permit issues.

Overall if you are looking for how to invest in real estate, make sure you are conservative with your numbers. Like Warren Buffet says, there needs to be a good margin of safety in your deals. This property was way over budget but because I was conservative with what it sold for, I did ok on the deal and learned a ton.
